Maintenance
It is the job of our on-site Maintenance team to replace bulbs, fix leaks and make other general repairs. We always advise students to log maintenance requests through the myScape portal. Their request will then be logged and prioritised. A member of the Maintenance team will rectify the situation as quickly as possible and the student will receive an email notification once the work is complete.
All maintenance issues should be addressed within the time frame listed below. However some issues may take longer if materials or specialist contractors are required. In these cases we will notify residents within two working days. If the same issue is reported more than three times within 14 days, the Building Manager should be informed immediately. In the event of an emergency, we have rooms available should a student's room be deemed unlivable.
Urgent issues such as heat, power and water outages, flooding or infestations will be attended to within four hours. Essential items will be attended to within two working days. If a specialist contractor is required, it may take longer to rectify the issue, and students will be advised as to the progress of repairs. General maintenance will be attended to within five working days, or sooner where possible.
Before making any payments, we advise you to review both the terms and conditions of an application and the residence agreement. All contracts at Scape East are on a 51 week basis. Some shorter contracts commencing January 2014 may be available at Scape Greenwich, please contact us to check for availability. The licence agreement is a legally binding document between Scape and the tenant. It sets out the policies and rules of the building and any obligations of both the landlord (GCP Student Living PLC (Company No. 08420243) trading as 'Scape Student Living' or 'Scape') and the tenant. Aside from any rental fees, students are responsible for a £250 damage deposit, payable by the move-in date. This deposit is refundable should the room be returned with no damages, excluding normal wear and tear, at the end of the tenancy. Damage deposits are registered with the Tenancy Deposit Scheme.
Contract fees can be paid by bank transfer, direct debit, or card online, over the phone or in our offices. Please note that credit card payments incur a surcharge. To accept an offer, students must pay a £500 holding fee, due 02 May 2013 or upon acceptance, whichever is sooner. The non-refundable holding fee will be applied to the first payment. Payments can be made in full, which receive a 2% discount, or in three instalments. When paying by instalments, the first instalment, 34%, is due 02 September 2014 or upon acceptance, whichever is sooner. The second instalment of 33% is due 02 January 2014 and the final instalment of 33% is due 2 April 2015.
Contract fees can be paid to Scape direct or to the collections manager, Grosvenor Facilities Services Limited (Company No. 07853425) whose registered office is at 4 Greengate Park, Harrogate HG3 1GY. Full payment details are provided at the time of booking.
Rents include all utility bills (e.g. electricity, cold and hot water, heating, internet (broadband and WiFi) and IPTV Freeview service. Rent is exempt of any VAT or Council Taxes. Rent does not include contents insurance, meals, laundry or dry cleaning, TV licence, linens, crockery and cutlery or other services not specified within the residence agreement. Many additional items are also available through reception.
Rubbish and Cleaning
Students at Scape are responsible for cleaning their rooms and bathrooms. Our domestic staff clean the public areas including corridors, staircases, common areas and public toilets on a daily basis. Students should endeavour to keep their room and common areas clean and must not litter in or around Scape. Vacuum cleaners and other equipment are available to borrow free of charge. However, if a thorough clean is required this can be arranged through reception for a fee.
Scape has provisioned recycling facilities and refuse schemes for the building. We encourage our students and everyone who works at Scape to consider buying environmentally friendly products, and we also raise awareness of waste reduction. At the rear of the building, we have recycling bins where students can take plastics, aluminium, paper, cardboard and glass. Only glass needs to be placed in a separate bin. We also have a clothes bin in this area for the disposal of any unwanted garments.
