Booking a studio

Q: How do I book a Room?
A: Just click any of the ‘Book Now’ buttons on our website and complete the online application form to reserve a Scape student studio room.

Q: How much do the rooms cost for students?
A: Living in London as a student can be expensive. Scape studios offer luxury private student accommodation at a competitive price. Our student room prices vary depending on the size of the studio, the level of the room and the Location of the building . For a full pricelist, please see details on our Website.

Q: Do I have to pay an application fee?
A: No, you do not have to pay a fee to make an application for a room at any of our student halls. However, you must pay the Initial Instalment before your booking will be confirmed by us and your place secured. The Initial Instalment is non-refundable, but it does form part of your Residence Fee.

Q: What payment types are accepted?
A: We accept all debit and credit cards and bank transfer. Please note that payment by credit card will incur an additional charge.

Q: I don’t have a UK bank account. How can I pay my rent?
A: Many of our students are international students without guarantors or UK bank accounts. Those who do not have a UK bank account can pay the Initial Instalment by credit card via the secure online payment portal or by bank transfer as outlined in the booking system. Future Instalments of the Residence Fee may be paid by recurring card payments via the secure online payment portal or by bank transfer, as well.

Q: To whom do I pay the Residence Fee?
A:
The Residence Fee is payable to the Licensor, as detailed in your Residence Agreement. The Licensor's full payment details are outlined in Schedule 1 (Details List) of your Residence Agreement.

Q: What is your Refund Policy?
A: Please see our Refund Policy.

Q: If I don't secure a place at university or manage to get a visa, will I get a refund?
A: No, unfortunately you will not be entitled to a refund as outlined in our Refund Policy.

Student residence contracts 

Q: What is a Residence Agreement?
A: This is the legally binding document which governs the terms on which you are entitled to occupy the Room. The Residence Agreement is entered into between the Licensor, as detailed in your Residence Agreement, and you, the Student, as resident. The Residence Agreement sets out your obligations as Student, as well as the obligations of the Landlord, and is referred to in the case of any disputes. An example of the student Residence Agreement can be found at Schedule 2 to the Booking Terms and Conditions.

Q: How long is the Residence Agreement?
A: Typically the Residence Agreement lasts for 51 weeks commencing from September over the academic year. Shorter term contracts are available in some instances, depending on the Location and any agreements we have in place with partner institutions. Students wishing to stay longer can re-book their room for the following year for an additional 51 weeks.

Q: Do I have to pay a damage deposit?
A: Yes, a £250 Deposit is payable for each room. The Deposit must be paid in full before students will be entitled to move into a Room. Deposits are secured by the Deposit Protection Scheme (DPS), and more information can be found hereThe Deposit covers the cost of repairing any damage caused to your Room, excluding normal wear and tear. Your Deposit (minus any deductions made) will be returned at the end of your Residence Agreement via the DPS (this normally takes 28 days to process). 

Q: When do I have to pay my rent by?
A: The Residence Fee is payable in accordance with your Payment Schedule, as outlined in your Residence Agreement. Students may select Payment Schedules with Three Instalments, but payments may be eligible for a 2% discount when received in Full in advance. 

Q: What is included in the Residence Fee?
A: The Residence Fee includes your use of the Room, all utility bills (including electricity, water and heating), the broadband connection, an IPTV service, and use of the gym at Scape East.

The following is not included:
  • contents insurance;
  • meals;
  • laundry;
  • TV licence;
  • linen (including bedding and towels); or
  • crockery, cutlery and cooking utensils.

You are able to purchase a variety of student living packs from our Website and at Reception for all of your bedding, linen, crockery, cleaning and hospitality needs. Add-on services and other accessories like stationery may also be purchased. A detailed list of the contents of all packs and services we provide can be found on our Website

Q: Do I have to pay council tax?
A: No, full time students in the UK do not have to pay council tax. You may have to provide evidence of your course for exemption. 

Q: Can I move in before or after my Start Date?
A: You may check-in on any date after your Start Date - we just ask that you notify us of your expected arrival time beforehand. In some instances, you may be able to move into your Room prior to your Start Date, subject to availability; however, this will be subject to an additional charge. If you wish to move in prior to your Start Date, please contact us to discuss. 

Q: Can I sublet my Room?
A: You are not permitted to sublet your Room. You may terminate your Residence Agreement, provided you find a Suitable Replacement Person (as defined in the Residence Agreement). Please note that you will be liable for any payments outstanding and all reasonable administrative charges incurred in connection with the same.

Q: Can I cancel my Residence Agreement or leave early?
A: You are under no obligation to stay at Scape for the duration of your Residence Agreement; however, you are not able to cancel your Residence Agreement after the Cooling-Off Period (as defined in the Refund Policy) has expired and you will remain liable for any payments outstanding, unless you are able to find a Suitable Replacement Person (as defined in the Residence Agreement). 




Living in Scape student accommodation

Q: Is it possible to share a room at Scape?
A: Our studios are single occupancy only. You are allowed to have guests stay overnight as long as it is cleared with Residence Management in advance and your guests are registered with Reception upon arrival. You may have a guest stay with you for up to 7 nights, unless otherwise agreed by the Residence Management.

Q: Will I have to share a bath/shower room?
A: No, every room at Scape has its own en suite with a power shower for your comfort and privacy.

Q: How many students live at Scape?
A: Approximately 585 students live at Scape East in Mile End. Scape Greenwich houses around 280 students on the Greenwich Peninsula and Scape Shoreditch will be home to about 540 students when it opens near Old Street in 2015.

Q: Can I have a party at Scape?
A: Yes, you may hold events in our communal areas, provided you have pre-booked the area with Reception and it has been approved by the Facilities Manager in advance. You may also have friends in your Room, but please respect other Scape residents by keeping noise to a minimum. 

Q: What happens if something in my room, e.g. a chair or light bulb breaks?
A: Any Maintenance issues should be reported via the Website at myScape. Your problem will be logged and a member of our on-site maintenance team will aim to resolve the issue as soon as possible.

Q: How is my Room cleaned?
A: It is your responsibility to keep your Room clean. Cleaning equipment is provided for you to use, free of charge. We also offer a cleaning service at an additional charge. Please visit our Website or ask at Reception for more details.

Q: Who do I contact if I have a personal problem or an emergency?
A: Please contact Reception if you wish to discuss any problems, or email us at info@scapeliving.com. In case of fire, Scape locations are equipped with fire call points, alarms, fire extinguishers and safety blankets. Should an alarm be set off, students should evacuate the building in accordance with the evacuation plan.

Q: Is there a gym/fitness club at Scape?
A: Yes, the Gym at Scape East is available to all residents and membership is included in your Residence Fee. To gain access to the fitness centre, students will need to complete a health and safety declaration and waiver. Scape Shoreditch will also have a gym when it opens in 2015.

Q: Is there a curfew?
A: There is no curfew at Scape, however we do operate a 'quiet hours' policy between the hours of 11:00pm and 7:00am. You can access the building 24 hours a day, although after 8:00pm, you will need to use your key fob to gain access to the building. 

Q: Is there car parking at Scape?
A: No, unfortunately we do not have any car parking spaces available for residents, but we are very close to many public transport links. Parking in London is limited and very costly, so we strongly advise that you do not bring a car to Scape.

Q: Can I let my friend live in my Room when I'm away?
A: No, the only person entitled to occupy your Room is you.

Q: If I go away for the university holidays do I need to move my belongings out of my Room?
A: No, your Room is yours for the duration of your Residence Agreement, so you only need move out of the Room at the end of the Residence Agreement. 

Q: Can I smoke in my Room or in the Scape building?
A: No, we operate a strict no-smoking policy at all our Locations. Designated, sheltered smoking areas are provided if you wish to smoke.

Q: What is my address while living at Scape?
A: The first line is your address is your Room number, followed by the relevant Location address as specified in your Residence Agreement. 

Q: Do you allow pets?
A: No, animals are not allowed. 

Q: Can I store my belongings at the Location?
A: No, unfortunately we do not have storage space available for residents. 

Q: Where can I find...
A: All living essentials can be found within a short distance of the Location. Details for the nearest supermarkets, Post Offices, doctor's surgeries and more can be found in our student handbook and our friendly reception staff can always help you find your way.

Q: What is Scape's 'green' policy?
A: At Scape, we are focused on sustainability and committed to reducing waste and energy use. All materials selected for the interior of our buildings have been chosen for their long life, low maintenance and low energy use. The buildings also feature ground source heat pumps, combined heat and power generators, grey water recycling, heat recovery, LED lighting and green roofs. In addition, we operate a recycling programme to make sure all residents and staff do their bit to keep Scape environmentally friendly. We aim to re-use as many items as we can, and recycle as much rubbish as possible. We also have a BREEAM Excellent rating.

Q: Is it noisy at Scape?
A: All windows at Scape Scape are double glazed and access to the corridors is limited. We also operate a 'quiet hours' policy between the hours of 11:00pm and 07:00am. However, London is a busy place, so you may hear some noise from time to time.

Q: Is the Location in a safe area?
A: London is a major city, and we do advise residents to follow general safety precautions. That aside, all our buildings are equipped with 24 hour CCTV security and are staffed 24 hours a day, 7 days a week, all year round. In addition, key fobs are programmed so that they only allow access to the part of the building where your Room is located.
