Q: How long is the tenancy agreement?
A: Scape contracts are for 51 weeks from September. We also offer an August start date at our Surrey location.

Q. Can I get a contract shorter than 51 weeks?
A. Scape only offers 51 week contracts making life with us easy you can stay the whole year and do not need to move out over the summer.

Q: Do I have to pay a damage deposit?
A: Yes, a £250 deposit is payable for each room. The full deposit must be paid by the time you check in and is secured by the Deposit Protection Scheme (DPS). You will receive an email confirmation from DPS when the deposit is registered.

Q: What does my damage deposit cover and when will I get it back?
A: The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us and usually received within 28 days as long as there are no damages or outstanding rent. You will receive an email from DPS confirming when your deposit is ready to be returned.

Q: When do I have to pay my rent by?
A: An initial payment, of two weeks’ rent is due when you make a booking. This payment is non-refundable and is a part of your rent. You can pay in full or in three termly instalments. The payments are due on 17th August 2016, 3rd January 2017 and 03 April 2017.

Q: What is included in the rent?
A: Your stylish room, access to our vibrant communal spaces, all utility bills (i.e. electricity, water, heating) Wi–Fi internet and IPTV are all included. At Scape Shoreditch and Scape Surrey, all of the rooms also come with TVs.
The following is not included:
• contents insurance
• meals
• laundry 
• TV licence (where a TV is provided as part of the room);
• linen (including bedding and towels); or
• crockery, cutlery and cooking utensils 

You can purchase a wide option of student living packs from our MyScape portal and at reception for all of your bedding, linen, crockery, cleaning and hospitality needs. Add-on services and other accessories such as stationery can also be purchased.

Q: Do I have to pay council tax?
A: Full time students in the UK don’t have to pay council tax, however you have to provide Scape with a certificate to show your status as an exempt student.

Q: Do you have any rooms available for the summer?
A: We only offer 51 week contracts but some of our students may look to cancel their contract and will advertise their room on this Facebook group.

Q: What facilities do you have?
A: Communal lounge, study areas, communal kitchen, 24 hour reception, CCTV, electronic key fob access, cinema area, games tables, laundry access, gym (apart from Scape Surrey). Scape East also has 2 on-site restaurants. Scape Greenwich has communal balconies andScape Shoreditch has roof terraces.

Q: What’s the difference between room levels?

Rooms with a view have a view looking to the city or parklands. Feature Studios have a window seat or window sill. Studio+ Premier has more floor space and bigger windows. Studios are the most compact and Studio++ rooms are the most spacious.

Q: How big are the rooms?
A: • En Suite approx. 13 square metres (available at Surrey only)
• Studio approx. 14 square metres
• Studio+ approx. 16 square metres
• Studio+ Premier approx. 18 square metres
• Studio++ approx. 24 square metres (31 square metres at Shoreditch)
• Duplex (double height) approx 21 square metres (available Greenwich only)

Q. Are the restaurants included?
A. Our restaurants aren’t included with your rent but, the menus are a good price and have been designed with students in mind.

Q. Do you allow pets?
A. No, sorry!  


Q: How do I book?
A: You can book on the ‘Get a room’ page of our website www.scapeliving.com. Everything is done online, it’s fast and easy!

Q. How long until I get a reply to my application/enquiry?
A. We aim to reply to all applications within 2-3 working days. Sometimes it may take longer due to room availability. Don’t worry if you do not hear back straight away,we know you are there and we are doing our best to accommodate you.

Q. How much do the rooms cost?
A. Room prices vary depending on which room type you select, location and floor level. For our full price list, please visit our bookings page.

Q: What payment types are accepted?
A: We accept all debit and credit cards to confirm a booking. Please note there is no charge when paying with a UK debit card; with all other cards a 2.5% surcharge will be added. Card payments may be taken online, over the phone or at Reception. For the instalment payments you can also pay via Pay to Study, a quick, easy and secure online bank transfer for international students. We do not accept: direct bank transfers, cheques or cash payments.

Q: Do I need to be 18 years of age or older?
A: To stay at Scape you will need to be over 18 when you move in.

Q: Do I need a guarantor to book?
A: You don’t need a guarantor.

Q. I’m not a student. Can I book with Scape?
A. Scape is available to students in full-time education only.

Q: If I live at Scape this year, and I want to live there again the year after, can I get a different length contract?
A: We are more than happy for students to live with us at any point throughout their studies, but all contracts are 51 weeks.

Q: How much do I have to pay to book?
A: For any bookings made before 17th August 2016 - an initial payment of two weeks’ rent is due and it is a part of your 51 weeks rent meaning your future 49 weeks of rent will be split into 3 instalments. Any bookings made after 17th August 2016 - an initial payment of two weeks’ rent + the 1st rent instalment.

Q. Can I book a viewing?
A. Yes. You can book a tour by visiting here (link to new book a tour form). Please make sure you receive a tour confirmation before turning up. You can also check our Facebook page for upcoming tour days.

Q. Can I move in later than my start date?
A. Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you select your arrival date on your myScape portal and let us know if anything changes.

Q. Can I move in before my start date?
A. Unfortunately, it is not possible to move in earlier. But in exceptional circumstances we may be able to sort something out,please contact us and we can always look into this for you.

Q. Can I live near my friend?
A. That shouldn’t be a problem, but this will depend on availability. Please contact the Scape Accommodation Team directly before making a booking.

Q. Can I swap my room once booked?
A. When you confirm your booking, you will have a 14 day cooling off period to swap or cancel your room. After this period has passed, we cannot arrange any swaps.

Q. Can I get a copy of my contract?
A. A copy of your contract can be found within your myScape portal in the myDocuments section.

Q. Can I get a Ravensbourne discounted room?
A. Ravensbourne manages their allocation of discounted rooms. If you would like to be added to this list, please contact Ravensbourne University directly.

Q. Can I have a discount?
A. Our discounts may be available during limited periods of time only and will be advertised on our social media channels or newsletter.

Q. If I book with a friend, do we get a discount?
A. We do not do group discounts although we may have offers running, please check with the Accommodation Team.

Q. My friend who booked after me got a discount but I didn’t. Can I still get a discount?
A. Discounts are available during limited periods of time, sorry that you missed out.

Q. I am on a waiting list, how likely is it that I will get a room?
A. Joining our waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then inform everyone that is on the waiting list. Bookings are made on a first come first served basis.  

Living at Scape

Q: Can I share a room at Scape?
A: Scape rooms are for single occupancy only. Although Studio++ and Duplex rooms are available to couples, as long as you are both full time students. Please note when booking a dual occupancy room, this will increase the weekly rent by 25%.

Q: How many students live at Scape?
A: 588 in East 280 in Greenwich 540 in Shoreditch 140 in Surrey

Q: What happens if something in my room, e.g. a chair or light bulb breaks?
A: Please report any maintenance issues on your myScape account. Your problem will be logged and a member of our on-site maintenance team will help resolve the issue as soon as possible.

Q: How is my room cleaned?
A: It is your responsibility to keep your room clean. Vacuum cleaners are provided for you to use, free of charge. We also offer a cleaning service at an additional charge. Please ask at Reception for more details.

Q: Is there a gym/fitness club at Scape?
A: Yes, the gyms are totally free at East, Greenwich and Shoreditch are available to all residents. To use our gyms, students will need to complete a health and safety declaration and waiver.

Q: Is there a curfew?
A: There is no curfew at Scape, but we do operate 'quiet hours' between 11:00pm and 7:00am. You can access the building 24 hours a day, although after 8:00pm, you will need to use your key fob to gain access to the building.

Q: Can I have guests stay overnight?
A: You can have overnight guests stay with you as long as it is cleared with Management in advance and your guests are registered with reception when they arrive. You may have a guest stay with you for up to 7 nights, unless otherwise agreed by the Residence Manager.

Q: Is there car parking at Scape?
A: No, but we are very accessible and close to lots of public transport links.

Q: If I go away for the university holidays do I need to move my possessions out of my room?
A: No, you only need to move out of the room at the end of your contract.

Q. If I go away for the university holidays do I need to pay rent for that period? A. Yes,you still have to pay rent for the duration of your contract even if you are away on holiday.

Q: Can I smoke in my room or in the Scape building?
A: All Scape buildings are smokefree.

Q: Is it noisy?
A: All windows are double glazed and access to corridors is limited to residents within that floor. We also operate quiet hours in the evening; however London and Surrey are busy places so you may hear some noise from time to time and please bear in mind other students can be a bit noisy sometimes too.

Q: Is it a safe area?
A: London is a major city, and we do advise students to follow general safety precautions. That aside, all our buildings are equipped with 24 hour security and reception, CCTV and key fob entry which allows students into the building at night, their corridor and then their room. Guildford is a smaller place although you should still follow the same advice.

Q. Can I store my belongings?
A. There is under-bed storage, wardrobes and drawers in all of the Scape rooms. We do not currently offer any other storage.

Q. What’s the nearest tube/rail station?
A. Scape East: Mile End Tube Station is just a 3 minute walk away from us which gives you the Central Line, Circle Line, District Line and the Hammersmith and City Line. Scape Greenwich: North Greenwich Tube Station is the closest tube station to Greenwich with the Jubilee Line. Scape Shoreditch: Old Street Tube Station is just around the corner from us and gives you access to Northern Line. Guildford station is a short distance from Scape Surrey.

Q. Can I have a proof of address?
A. Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract on myScape. These should all serve as a proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address.

Q. Do you have A/C?
A. There is no air conditioning in the rooms but there is air con in all gyms and communal spaces apart from Scape Greenwich. All rooms come with window vents and individual temperature controls.

Q. Can I buy an additional fridge to put in my room?
A. Yes you can.

Q. Can I let my friend live in my room when I’m away?
A. No. You are responsible for your guests and must accompany them at all times.

Q. Can I bring my bicycle?
A. Yes, we offer bicycle storage at each of our locations.

Check in and check out

Q. Do I need to bring any documentation for check-in?
A. Yes, when you arrive and check-in you will be asked to provide photo ID. This can be a driving licence, passport or any form of photo ID that shows your full name and date of birth.

Q.What are check in times
A. Providing there are no outstanding fees, check-in times are generally Monday-Sunday 2pm – 8pm. If there are any outstanding payments, please try to make these prior to arrival or make sure your arrival is between Monday-Friday 2pm – 5pm and you are able to make all the necessary payments before checking in.

Q. I haven’t seen the building; will I be given a tour when I check in?
A. When you check-in you will be told where in the building you can find our facilities, disposal rooms and other areas. There are also a 360 views available online.

Q. How do I check out?
A. In the week before your contract end date, you will be asked to organise a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and we can check you out. 

Q. I am leaving early, who should I tell?
A. We know that some students may not stay for the whole duration of their contract, please tell us in advance before you leave in time for us to inspect your room.  

Cancellation and fees

Q. What do I have to do if I want to cancel my contract?
A. There is a standard 14 day cooling off period from the time you book your room. Within this period, you can cancel for a full refund. Past this, you are responsible for finding a suitable replacement (a student not already living at Scape, who is attending a full time course in London/Surrey). Until a suitable replacement is found you are liable for the rent owed, and once you’ve found a replacement you will have to pay up to a £500 admin fee. We refer students looking for rooms outside of our normal booking periods to this Facebook group.

Q. Can I have someone sublet my room?
A. Sorry you cannot sublet your room. You may cancel your Residence Agreement, as long as you find a suitable student replacement (as defined in the Residence Agreement). Please be aware that you will be liable for any outstanding payments and all reasonable administrative charges incurred in connection with this.

Q. If I don’t make the grade/get a visa/don’t go to uni/etc., do I get a refund?
A. If you are within the 14 days cooling off period, you can cancel. Outside of this period, you will need to find a suitable replacement. Once this person has been found, they can take over your contract.

Q. When do I get my deposit back? A. This will be returned at the end of your tenancy. Once you have left Scape, your damage deposit will be processed with the DPS who will email you separately about the return of your deposit. We aim to process all deposits within 28 days.

Q. I am an INTO student allocated to live in Scape East or Scape Shoreditch, can I change my contract?
A. If you would like to cancel or change your contract with INTO you will need to speak to their accommodation team, as they manage their allocation with us.
